Four Bedrooms Two Storey Modern House

Two storey modern house featured today has 4 to 5 bedrooms and 4 toilet and bath with a total floor area of 255 square meters. Can be built in a 272 square meters lot area with at least 19.7 meters frontage width and 13.8 meters length. Minimum setback requirements for this two storey modern house area 2 meters on both sides and rear and 3 meters at the front.

This floor plan can be built in 2 phases due to its layout. Phase 1 will be the ground floor plan, where in a very tight budget, you can only build the ground floor first since it already consist a complete parts of the house like the garage, living, dining , kitchen, toilet and bath and master’s bedroom with en-suit bathroom.

You have the option to choose you finishing here, but it is recommended that you just do the rough finish stage so us not to delay on the second phase of construction. Phase 2 is the second floor naturally, with ground floor in place and finished.

Taking a closer loo at the layout, the ground floor of this modern house consists already of the complete parts of the house. First is the garage which measures 3.5 meters by 5 meters which can accommodate 1 unit vehicle. Approaching 4 steps up is the porch area which is big enough to accommodate guests here before going into the main living area.

You can throw some furniture in the corner for sitting too. Next is the living room with size 4 meters by 4.5 meters which also open ended living room all the way to the dining area almost the same size as the living room. The position of the dining room is strategic where the kitchen can be accessed at the right side and lanai on the top side.

As an extension of the dining area is the kitchen with size 2.5 meters by 4 meters. Complete with amenities, it has also small bar with 3 seats where a small meal or snack can be done here. Door that opens to the service area for purposes of laundry or dirty kitchen. The left side of the ground floor consists of the stairs with storage area underneath, toilet and bath to serve the ground floor, also includes a small closet on the corner for linens. Finally we have Bedroom 1 which can also be the master’s bedroom complete with walk-in closet and en-suit bathroom.
